Hey Guys, hoping for some help.

I'm running BES 4.1.7 on Domino 8.5.1 and I'm seeing slow unread mark sync's. If I open a message on my Blackberry, it shows as read in Notes in less than a minute. If I open the message in Notes, it can take 30 - 45 minutes before the message shows as read on the blackberry.
Some info. Were running clustered mail files and working off a local replica. The Unread marks are set to all servers in the database properties.
If I do a reconcile now, the unread marks push to the blackberry with in a few minutes.

Any thoughts?

This is normal.
Read/Unread mark reconciliation from Desktop to Handheld is rarely instantaneous. It's on a batched prioritized schedule, and given a low priority.
Usually it's about 15-20 minutes, but can be longer if your BES is busy with other more important things.
